As of Friday, 12/10/2010, there are 110 HUD single family homes - ACTIVE - available for bid (not Contract Pending) in Cherokee, Cobb, Dekalb, Douglas, Forsyth, Fulton, Gwinnett, and Paulding counties. (There are many more in the other Georgia counties.)
These homes range in list price from $ 8,500 to $ 175,000.
They range from 2 bedrooms to 5 bedrooms.
The new listings and updates are published each Friday.
1) Start by finding a participating real estate agent. Your real estate agent must submit your bid for you. I am a participating real estate agent.
2) To simplify the process for you, the buyer, I set up a special electronic search based on the your unique criteria. We are both notified whenever a property is available that meets your criteria. This means you know about it as soon as possible.
3) You must be pre-qualified for the Offer Amount for the property, otherwise, you could lose your Earnest Money. I can help you start the process with any number of lenders in Metro Atlanta. Earnest money of $1,000 is appropriate and it must be in certified funds.
4) Normally, HUD Homes are sold in an "Offer Period." At the end of the Offer Period, all offers are opened and, basically, the highest reasonable bid is accepted.
5) If the home isn't sold in the initial Offer Period, you can submit a bid until the home is sold. Bids can be submitted any day of the week, including weekends and holidays. They will be opened the next business day.
6) If HUD accepts your bid, your real estate agent is notified, usually within 48 hours.
7) Closing is within 45 days of acceptance of your bid.
